To have and to hold all and singular the aforegranted
premises together with the appurtenances and every part thereof
unto the said party of the second part his heirs and assi-
gns in fee simple forever and the said party of the first part
for himself his heirs executors and administrators does cov-
enant promise and agree to and with said party of the
second part that he is lawfully the executor of the last will and
testament of said Archibald H. Cole and has power to con-
vey as aforesaid and has in all respects acted in making this
conveyance in pursuance of the authority granted in and
by the said last will and testament and that he has not
made done or suffered any act matter or thing whatsoever
since he was executor as aforesaid whereby the aforegranted
premises or any part thereof and shall or may be impeached
charged or incumbered in any manner whatsoever and
the said Robt G. Cole executor as aforesaid for himself
his heirs executors and administrators the said premises
in the quiet and peaceable possession of the said party
of the second part his heirs and assigns against the
said party of the first part and his heirs and against
all and every person whomsoever lawfully claiming or to
claim the same shall and will warrant and by these
presents forever defend In witness whereof the said
party of the first part has hereunto set his hand

AD 1883 before me T.W. Haughton a Notary Public
for the state of Florida personally came Robt G. Cole
known to me to be the executor of the last will
and Testament of Archibald H. Cole mentioned and
described in the foregoing conveyance the said
Robert G. Cole known to me to be the person described
in and who executed the foregoing conveyance and
he the said Robert G. Cole acknowledged before me
that he executed the same as such executor as
aforesaid Witness my hand at Palatka Florida
the fifth day of February AD 1883.
