the first part for themselves and their successors in office
and administration
do covenant to and with the said party of the second part
her heirs and assigns that the said parties of the first part
at the time of the sealing and delivery of these presents were
lawfully seized in fee simple of and in all and singular
the above bargained and described premises with the appurtenances
and have good right and lawful authority to sell and convey
the same. And that the said party of the second part her
heirs and assigns shall peaceable possess the above granted
premises with the appurtenances without molestation or disturbance
                                         heirs or assigns
of the said parties of the first part their successors in office or
of any other person or persons lawfully claiming or to claim the
same. And the parties of the first part for themselves
and their successors in office the above described and hereby
granted and released premises and every part and parcel
thereof with the appurtenances unto the said party of the 
second part her heirs and assigns against the said parties
of the first part and their successors in office and against
all and every person or persons whomsoever lawfully claiming
or to claim the same shall and will warrant and by these
presents forever defend. In Witness Whereof the said parties
of the first part have hereunto set their hands and seals
