possess and enjoy the above described premises against all persons
whatsoever lawfully claiming the same and that it will at any and
at all times make such further covenants conveyances and assurances at
the expense of the said parties of the second part as they the said parties of
the second part their heirs and assigns or counsel learned in the law

State of Florida} Know all men by these presents that I William
Alachua County } Cox of the aforesaid county and State for and
in consideration of the sum of Sixty dollars to me in hand paid by
James Page of the County of Alachua in the State of Florida the
receipt whereof I do hereby acknowledge have granted, bargained
sold and conveyed and by these presents do grant bargain sell and
convey unto the said James Page all of that certain lot piece
tract or parcel of land situated lying and being in the County
of Alachua in the State of Florida particularly known and
described as follows to wit: The South West Quarter of the South
East Quarter of Section Four (4) Township Eleven (11) South Range
Eighteen (18) East containing by estimation 39 96/100 acres of land
more or less Together with all and singular the tenements
hereditaments and appurtenances to the same belonging or in
anywise appertaining To Have and Hold the same unto the said
James Page and to his heirs executors administrators and
assigns in fee simple and absolute and I the said William
Cox do hereby covenant and agree to and with the said
James Page that I am lawfully seized in fee of the property
herein and hereby conveyed and that we have good and
lawful right to sell and convey the same that the same is
free from all encumbrances of any kind whatsoever and that
I will and my heirs executors and administrators shall and
will forever warrant and defend the same unto the said
