said party of the second part that they are lawfully seized
of said premises that they are free from all encumbrances and that
they have good right and lawful authority to sell the
same and that they will warrant and defend the same

Montgomery and by these presents do sell and convey
to the said Lou J. Montgomery her heirs and assigns
all of that parcel or lot of land lying in the above county
and state and being in lot no ten (10) of Moses E. Levy's
Twenty Thousand acre Tract and commencing at a
stake Eighty chains North of the south east corner
of the said lot no 10 and running thence North Twenty
chains thence West twenty chains Thence south Twenty chains
thence East Twenty chains to the point of beginning.
