hundred feet North and South and Two hundred feet East
and west and bounded on the North by Lot owned by L.A. Barnes
on the East by Lot owned by John Maguire on the South
by Foster Street and on the West by Lee Avenue. Together
with all and singular the rights tenements hereditaments and
appurtenances thereunto belonging or in anywise appertaining
To have and to hold the same unto him the said party
of the second part and to his heirs executors administrators and
assigns forever in fee simple absolute and the said party of
the first part for herself and her heirs executors and administrators
shall and will warrant and defend the title of said property to
the said party of the second part and to his heirs executors
administrators and assigns against the lawful claims
and demands of any and all persons whomsoever now claiming
or hereafter to claim the same and the said party of
the first part doth covenant to and with the party of the
second part that the said property herein and hereby
conveyed is free from all encumbrances of any kind what=
soever and that she has good right to sell
