As well in Law as in Equity of the said parties of the
first part. To have and to hold the above granted premises
with the appurtenances unto the said party of the second part
his heirs and assigns to his own proper use forever.
And the said parties of the first part for themselves and
their heirs executors and administrators do Covenant to and
with the said party of the second part his heirs and assigns
that the said parties of the first part at the time of the
sealing and delivery of these presents were lawfully seized
in fee simple of and in all and singular the above
bargained and described premises with the appurtenances
and have good right and lawful authority to sell and
convey the same. And that the said party of the second
part his heirs and assigns shall peaceable possess the
above granted premises with the appurtenances without
molestation or disturbances of the said parties of the first
part their heirs or assigns or of any other person or person's
lawfully claiming or to claim the same. And said parties
of the first part for themselves and their heirs the above
described and hereby granted and released premises and
every part and parcel there of with the appurtenances
unto the said party of the second part his heirs and assigns
against the said parties of the first part and their heirs
and against all and every person or person's whomsoever lawfully
claiming or to claim the same shall and will warrant and
by these presents forever defend.

herself a party to and executed the same for the purpose of
releasing relinquishing renouncing granting and conveying all
her estate and title also her right of dower and homestead
in and to the lands in said conveyance described and granted
and that she executed the same freely and voluntarily and
without any constraint apprehension fear or compulsion
