City of Washington in the District of Columbia have granted bargained
sold and conveyed and by these presents do grant bargain sell and convey
unto the said "Washington Orange Grove Company" all of those certain
lots pieces parcels or tracts of land Situated lying and being in the "Arredondo
Grant" in the County of Alachua in the State of Florida and particularly 
described as follows to wit Beginning at a point on the line dividing
Sections Twenty Two (22) and Twenty Three (23) in Township Ten (10)
South of Range Twenty (20) East which point of beginning is located one
hundred and ten (110) feet North of the North East corner of Section
Twenty Seven (27) in Township Ten (10) South of Range 20 East and running
thence south Sixty Eight (68°) degrees and Fifteen (15) minutes West
Seventeen hundred and forty (1740) feet to the Water line of "Payne's Prairie"
thence South forty five (45°) degrees and thirty (30') minutes East along
said Water line of said Payne's Prairie Four hundred and Eighty (480) feet
thence South thirty five (35°) degrees and thirty seven (37') minutes East 
still continuing along the said water line of Payne's Prairie one
thousand and Eighty (1080) feet; thence North Eighty one (81°) degrees
and thirty seven (37') minutes East Nine hundred and Eighty (980) feet
thence North forty five (45°) degrees and fifteen (15') minutes East Six
hundred and Eighty (680) feet; Thence North forty (40°) degrees West
Five hundred and fourteen (514) feet thence North thirty two (32°)
degrees and thirty (30') minutes West Three hundred and twenty Two
(322) feet; Thence North thirty Eight (38°) degrees and thirty (30') minutes
West Four hundred and forty (440) feet thence due North one hundred and
Eighty (180) feet to the point of beginning containing Fifty Seven (57)
acres of land more or less; the same being the greater portions of Lots Nos
one (1) and three (3) which lie partly in the North West quarter of 
section Twenty six (26) and partly in the North East quarter of Section
Twenty Seven (27) and partly in the extreme South East corner of
section Twenty Two (22) all in Township Ten (10) South of Range Twenty
(20) East according to a map or platt of a Survey and division of said
section Twenty Seven (27) and the West half of Section Twenty Six
(26) made and drawn by William C. Miller Civil Engineer in accordance
with a report of the Commissioners of Partition of real Estate of Wm
W. Lewis deceased appointed by order of the Probate or County Court of 
Alachua County Florida = To Have and To Hold all and Singular
the above mentioned and described premises unto the said "Washington
Orange Grove Company" and to their Successors and assigns in fee
simple absolute forever = and we the said Sarah R. Barnes and
Louis A. Barnes her husband do hereby covenant and agree to and with
the said "Washing Orange Grove Company" that we are lawfully Seized
in fee of the premises hereby conveyed and that we have good lawful
and perfect right to sell and convey the same; that the same are free and
clear from all encumbrances of any kind whatsoever and that we
will and our and each of our heirs executors and administrators
shall and will forever warrant and defend the same unto the said
