appertaining To have and to hold the same in fee
simple forever and the said parties of the first part
do covenant with the said party of the second part
that they are lawfully seized of said premises that
they are free of all encumbrance and that they have
good right and lawful authority to sell the same and
that they will warrant and defend the same against
the lawful claims of all persons in witness whereof
that said parties of the first part have hereunto set

James M. Hawthorn and Sarah P. Hawthorn his wife
well known to me who severally acknowledged that
the executed the foregoing deed for the purpose therein
expressed and I further certify that the said Sarah
P. Hawthorn as an examination separate and apart
from her said husband did acknowledge that she
executed the foregoing deed of conveyance and
joined in the same for the purpose of relinquish
ing all dower or right of dower in and to the prem
ises described therein and that the relinquishment
of dower was made freely and voluntarily and without
any fear or constraint from her said husband.
