belonging or in any wise appertaining To Have
and to hold the same unto her the said party
of the second part and to her heirs executors admin
istrators and assigns in fee simple and absolute
and the said party of the first part do hereby con
venant and agree to and with the said party of the
second part that he is lawfully seized in fee of
the property herein and hereby conveyed and that he has
good and lawful right to sell and convey the same
that the same is free from all encumbrances of any
kind whatsoever and that he will and his heirs ex
ecutors and administrators shall and will forever warr
ant and defend the same unto the said party of the second
part and to the heirs of her body and their assigns
against the lawful claims and demands of any and all
persons whomsoever now claiming or hereafter to claim the
