first part and Edward H. Lutz party of the second
part witnesseth that the said party of the first
part for and in consideration of one Hundred dollars
lawful money of the United States of America to it
in hand paid by the said party of the second part
at or before the ensealing and delivery of these pres
ents the receipt whereof is hereby acknowledged has
given granted aliened bargained sold transfered con
veyed and confirmed and does by these presents give
grant alien bargain sell transfer remise release
convey and confirm unto the said party of the second
part and his heirs and assigns forever all that cer
tain tract or parcel of land situate lying and being
in the County of Alachua and State of Florida and
Known and described on the public maps and rec
ords of said State as the North West quarter of 
the South West quarter of Section Twenty Two in
Township Eight south and Range Twenty one
East containing Forty acres more or less (NW1/4
of SW1/4 Sec22 T8 S R21 E)  To Have and to hold
the above granted bargained and described premises
Together with all and singular the rights and privil
eges immunities easements and appurtenances there
unto belonging or in anywise appertaining unto
the said party of the second part and his heirs and
assigns as his absolute property in fee simple
forever and the said Florida Land and Immigr
ation Company for itself and assigns and for
all others claiming by through or under it does
covenant and agree that at the time of the execu
tion and delivery of these presents the said comp
any is seized of a good and indefeasible fee simp
le to the above premises and has good right to con
vey the same as it has conveyed the same free
and discharged from all incumbrances and liens of 
any and every nature and description and that the
said party of the second part his heirs and ass
igns shall quietly and peaceably and may at all
times hereafter have use occupy possess and enjoy
the above described premises against all persons
whatsoever lawfully claiming the same and that
it will at any and all times make such further
covenants conveyances and assurances at the ex
pense of the said party of the second part as
he the said party of the second part his heirs
and assigns or counsel learned in the law may 
require  In witness whereof the said party of the first
