option of said party of the second part then it
is agreed that the respective parties hereto shall Each
select an appraiser and said appraisers shall select a
third appraiser who shall ascertain and appraise the
then value of the said above named Two story frame
building and the said parties of the first part shall on 
resuming possession thereof pay to the party of the second
part one half of said appraised valuation  But if
the said party of the second part shall choose to 
continue for another period of five years when the first
five years shall expire he agrees to surrender the
possession of the entire premises including the above nam
ed building without rebate or reinbursement saving and
excepting such further buildings such as laundry building
& c which latter the said party of the second part 
may remove at the expiration of this lease  This lease
includes furniture as per attached inventory and it is agr
eed that the said party of the second part shall keep
up the repairs at his own expense and not to come out
of the rent  In case of the destruction of the above rented
property by fire or otherwise then this lease shall expire
It is further agreed that the said party of the second
part shall have the first refusal if the property shall
be sold  It is agreed that this contract is to go into
effect the first day of August AD 1883. and that
the property shall not be sublet by said Tenant with
out the consent of all parties hereto witness the hands
and seals of the parties hereto on the day and year
