between John B. Blake of the City of Washington
District of Columbia as Trustee for Margaret A. Blake
party of the first part and Augustus Monroe of the
County of Alachua and State of Florida party of 
the second part witnesseth that the said party of
the first part for and in consideration of the sum
of One hundred and Sixty Dollars to him in hand
paid by the said party of the second part the receipt
whereof is hereby acknowledged hath given granted
aliened bargained sold transfered and do by these pres
ents give grant alien bargain sell transfer and
convey unto the said party of the second part and
to his heirs and assigns forever all that certain
Lot Tract or parcel of Land situate lying and
being in the said County of Alachua and State
of Florida and known and described on the public
maps and records of said State as the East
half of the South West quarter of Section One
(1) in Township Ten (10) South of Range Twenty two
(22) East containing Eighty acres more or less
(E1/2 of SW1/4 Sec 1 T10 S R22 E)  Together with all
and singular the tenements hereditaments and app
urtenances thereunto belonging and also all the estate
right title interest property claim and demand what
soever as well in law as in Equity of the said party
of the first part of in and to the same with the
appurtenances  To Have and to hold the above described
premises with the appurtenances thereunto belonging
unto the said party of the second part and to his
heirs and assigns as their absolute property in fee
simple forever and the said John B. Blake as Trustee
for himself and for all others claiming by through
or under him does covenant and agree that he
is as Trustee seized in fee simple of a good and 
indefeasible estate in and to the above premises by deed
from the Trustee of the Florida RailRoad Company
bearing date the 12th day of June AD 1867 and that
he has conveyed the same free and discharged
from all encumbrances and liens of any and
every nature and description created by himself
and that the said party of the second part his heirs
and assigns shall quietly and peaceably enjoy the
above described premises against all persons what
soever lawfully claiming by through or under him
the said party of the first part  In testimony where
of the said party of the first part has hereunto 
affixed his hand and seal this the day and year
above written.
