the kitchen furniture ranges and kitchen utensils
belonging to said Hotel and all the furniture carpets
mattings and Billiard Tables two in number and one
Pool table and all their apparatus and appliances now
in said Hotel and one other billiard table now in 
said Hotel but which is not put together and all the
Dining room furniture crockery and glass ware and 
table linen and silver and plated ware cutlery &c belo
nging to said Hotel and now in the same To Have and 
to Hold the said real and personal property above described
unto him the said Leonard G. Dennis and to his heirs execut
ors administrators and assigns in fee simple absolute-
ly forever and I the said John C. Ryder do hereby
covenant and agree to and with the said Leonard G.
Dennis and with his heirs executors and administrators that
I am lawfully seized in fee of the property herein and 
hereby conveyed that I have good and perfect right
to sell and convey the same that the same is free of all
encumbrances of all kinds whatsoever save the two mortgages
herein before mentioned which have been assumed by the
grantee herein and that I will and my heirs executors and
administrators shall and will forever warrant and def
end the same unto him the said Leonard G. Dennis and
to his heirs executors and administrators against the
lawful claims and demands of any  and all persons whom
soever now claiming or to claim the same  In witness
whereof I have hereunto set my hand and affixed
hereto my seal on this 27th day of December AD 1883
