State of Florida }
Alachua County   }  Know all men by these presents that
that William B. Lipsey and Hannah H. Lipsey his wife
of the above County & State for and in consideration
of the sum of five hundred dollars (#50000) to me in
hand paid by William Marion Smith of the County and State
of aforesaid the receipt whereof we do hereby acknow
ledge have granted bargained sold and conveyed and
do by these presence grant bargain and convey unto
the said William Marion Smith all of that certain lot
piece tract or parcel of land situated lying & being in
the County of Alachua in the State of Florida particular
ly known & described as follows the North West quarter
of the North East quarter of the South West quarter
of section Sixteen township eleven Range Eighteen East
(NW1/4 of NE1/4 of SW1/4 Sec16 T11 R18 E) containing
by estimation ten(10) acres of land be the same more
or less Together with all and singular the tenements
hereditaments and appurtenances to the same belonging
or in any wise appertaining to have and to hold the same
unto the said William Marion Smith and to his heirs executors
administrators and assigns in fee & absolute and we
the said William B. and Hannah H. Lipsey do hereby
covenant and agree to and with the said William M 
arion Smith that they are lawfully seized in fee
of the property herein and hereby conveyed and that
we have good and lawful right to  sell and convey
the same that it is free from all encumbrances of
any kind whatever and that we will and our heirs
executors and administrators shall and will forever defend
the same unto the said William Marion Smith his heirs
administrators & assigns against the lawful claim
and demands of any and all persons whatever now
claiming or hereafter to claim the same  In witness
whereof we have we haveunto set our hanes and affixed
our seals on this the Ninth day of October 1882.
