degrees East seven chains and fifty hundredths
of a chain (7 50/100 chains) to a stake on "sweet water" Bran
ch thence North thirty two chains and seventy five
hundredths (32 75/100 chains) to a stake on North Boundary
line of sec Nine(9) Township Ten (10) South R Twenty
(20) East thence west to the point of beginning saving and
excepting from this conveyance in the North West corner
of the acre of land herein above described thirty nine one
hundredths of an acre of land conveyed by the said parties
of the first part to J.M. Hallows by deed dated March
twenty sixth AD 1883 and recorded in Book "O" of the
Records of said County of Alachua on pages 586 et seq
the land herein granted being thirty seven acres and
a half more or less To have and to hold the above granted
land and premises unto the said party of the second part
and to her heirs and assigns in fee simple title for
ever Together with all and singular the rights ten
ements hereditaments and appurtenances thereunto
belonging and the said parties of the first part do hereby
covenant and agree to and with the said party of the of the
second part and her heirs administrators and assigns
that they are lawfully seized in fee of the land and
property herein and hereby conveyed and have good and
lawful right to sell and convey the same that the same
is free from all encumbrances of any kind whatsoever and
that they will and their heirs executors and administra
tors shall and will forever warrant and defend the
same unto the said party of the second part and
to her heirs executors administrators and assigns
against the lawful claims and demands of any and all
persons whomsoever now claiming or hereafter to claim
