and being in the County of Alachua and State of
Florida and known and described on the public
maps and records of said State as Lot Twelve in section
Twenty two Township Eleven south Range Twenty
two East containing  Fifty Six acres more or less
(Lot 12 Sec 22 Tll S R22 E 56 acres) To have and
to hold the above granted bargained and described
premises together with all and singular the rights
and privileges immunities easements and appurten
ances thereunto belonging or in any wise appertaining
unto the said party of the second part and his heirs
and assigns as his absolute property in fee simple
forever and the said Florida Land and Immigration
Company for itself and assigns and for all others
claiming by through or under it does covenant and
agree that at the time of the execution and de
livery of these presents the said company is seized of
a good and indefeasible fee simple to the above 
premises and has good right to convey the same as
it has conveyed the same free and discharged from
all encumbrances and liens of any and every nature
and description and that the said party of the second
part his heirs and assigns shall quietly and peac
eably and may at all times hereafter have use
occupy possess and enjoy the above described prem
ises against all persons whatsoever lawfully claim
ing the same and that it will at any and all 
times make such further covenants conveyances
and assurances at the expense of the said party of the
second part as he the said party of the second
part his heirs and assigns or counsel learned in the
law may require.  In witness whereof the said party
           of the first part has caused its corporate
           seal to be hereunto affixed and these
           presents to be subscribed by its Presid
           ent and resident manager the day and
           year first above written
