No 145                  "Contract"
  The Florida Commercial Company      $4500
             Contract for Sale of Land
The Florida Commercial Company hereby agrees to
sell to Frank Bateman Ten Acres of land being
the West 1/2 of Block 7 of Town of Graddick Range
County of Alachua and State of Florida upon the foll
owing terms and condition viz:
1  The Florida commercial Company reserves to itself all
standing Timber and trees large enough for saw logs.
2  That the within named Frank Bateman shall within
One year from the date hereof dig a drain on two
sides of the within described lots to be designated by
said company three feet wide and three feet deep and
keep the same open forever
3  That the said Frank Bateman shall pay therefore
the sum of Forty five dollars with interest at the rate 
of Ten percent per annum until paid payable as follows
Five Dollars on delivery of this contract  Fifteen dollars
and the interest then accrued on the Eighth day of August
1884. Fifteen dollars and the interest then accrued on
the day of August 1885  Ten Dollars and the interest
then accrued on the Eighth day of August 1886.
and at the time of each of said payments he shall
pay all taxes or assessment then made or levied
upon the said land  Upon the full payment of the sums
aforesaid at the times aforesaid with the interest
and taxes or assessments aforesaid and performance
of the conditions above expressed the Florida Commercial
Company Company hereby agrees to give to the said Frank
Bateman his heirs or assigns a good deed of said land
in fee simple free from all encumbrances except as
herein expressed made or suffered by the said Florida
Commercial Company and in consideration of this ag
reement the said Frank Bateman is authorized to occupy
cultivate and improve the said land so long as he
complies with the terms of this agreement but in case any
