in any wise appertaining To have and To hold the same unto
him the said Walter Bruce and To his heirs assigns ex
ecutors and administrators in fee simple absolute and we
the said N.D. Phillips & K.J. Phillips W.M. Jordan & M.R. Jor
dan W.H. Micon Jr & S.E. Micon parties of the first part do
hereby covenant and agree to with the said Walter Bruce
that we are  lawfully seized in fee of the property herein
and hereby conveyed and that we have good and lawful 
right to sell & convey the same that the same is 
free from all encumbrances whatsoever and that we
will and our heirs executors and administrators shall
and will forever warrant and defend the same
unto him the said Walter Bruce and to his heirs
executors administrators and assigns against the
lawful claims and demands of any and all persons
whomsoever now claiming or hereafter to claim the
