and to hold the above granted premises and privile
ges unto the party of the second part its successors and
assigns against all and every person or persons 
fully claiming or to claim by or through the party of 
the first part  Provided however that if the party of
the second part its successors or assigns shall not within
six months from the date hereof locate grade and tie
its Rail Road over or within one miles of the above
described premises this grant and conveyance to be wholly
void and of no effect  In witness whereof the party of the first

We J.B. Brown and Ella D. Brown his wife of the afore
said State and County for and in consideration of the
sum of Ten dollars to us cash in hand paid the rec
eipt whereof we do hereby acknowledge have bar
gained sold conveyed and forever quit claimed and by
these presents do bargain sell convey and forever quit claim
unto F. Lewis Selden all of our right title interest
and claim at law or in equity of in or to that certain
piece parcel or tract of land situated lying and being in
the County of Alachua in the State of Florida par
ticularly described as follows to wit: All of that part
of Lot No Fifty four (54) lying North of what is
commonly known as saw grass Pond and convey
ed by deed to me by J.D. Matheson & J.T. McMillan
