agree that they are seized of a good and indefeas
ible fee simple to the above premises and that they have
good right to convey the same as they have conveyed
the same free and discharged from all encumbrances and
liens of any and every nature and description and that
the said party of the second part his heirs and assigns
shall quietly and peaceably enjoy the above described premises
against all persons whatsoever lawfully claiming the
same and that they will at any and at all times
make such further covenants conveyances and assur
ances at the expense of the said party of the Second
part as he the said party of the second part his
heirs or assigns or Counsel learned in the law may
