of land lying and being in The County of Alachua and State
of Florida, and more particularly described as follows, The
North East Quarter of the South East Quarter of Section Sixteen
(16) Township Eleven (11) Range Eighteen (18) containing by estim
ation Forty (40) acres more or less - Together with all the ten
-ements hereditaments and appurtenances, with every right pri
-veledge title interest and estate, dower and right of Dower
reversion remainder and easement thereto belonging or in any
wise appertaining - To have and to hold in fee simple for
-ever. And the said party of the first part does covenant with
the said party of the second part that he is lawfully seized
of said premises, That they are free of all incumbrance and
that he has good right and lawful authority to sell the same
and that he will warrant and defend the same against the law
-ful claims of all persons =  In witness whereof the said
party of the first part has hereunto set his hand and seal

   This Indenture made the 3rd day of October in the year
of Our Lord one thousand eight hundred and seventy one between
George W Eagan late of the City of New York, but now of Scott
County State of Iowa party of the first part being a bachelor
and Eliza M Brackett wife of Joseph W Brackett of Rock
Island County State of Illinois party of the second part.  Wit
-nesseth that in consideration of Four hundred dollars
duly paid to the said party of the first part by the said
party of the said party of the second part said party of
the first part do hereby alien sell convey and quit claim
unto said party of the second part all of the right title
interest claim and demand of the said party of
