parties of the second part, Witnesseth that the said party of the first
part for and in Consideration of Two Thousand Six Hundred and Four
Dollars and Sixteen Cents to him in hand paid by the said parties
of the second part the receipt whereof is hereby acknowledged hath given
granted aliened bargained sold transferred and doth by these presents
give grant aliene bargain sell transfer and convey unto the said parties
of the second part and to their heirs and assigns forever all that
certain parcel or tract of land situated lying and being in the County
of Alachua State of Florida and more particularly Known and de
scribed on the public records and maps of said State as the East
Half of Section Twenty Three in Township Nine South of Range
Sixteen East Containing Three hundred and Twenty five & fifty two
one hundredths of an acre (E1/2 of Sec 23 T9 S R16 E 325.52 acres)
Together with all and Singular the tenements hereditaments and appur
tenancies thereunto belonging; and also all the Estate right title and
interest property Claim and demand whatsoever as well in law
as in equity of the said parties of the first part of in and to the
same with the appurtenances, To have and to hold the above descri
bed premises together with All and singular the rights and privileges
immunities Easements and appurtenances thereunto belonging or in
anywise appertaining unto the said parties of the second part and
their heirs Executors administrators and assigns as their absolute prop
erty in fee simple forever, and the said party of the first part
for himself and Successors as Trustees as aforesaid and for the
said Florida Railroad Company and for all others Claiming by
through or under him or them doth Covenant and agree that he
is seized as Trustee of a good and indefeasible fee simple to the
above premises and that he has good right to Convey the same as
he has Conveyed the same free and discharged from all encumbran
ces and liens of any any every nature and description Created by
himself or by his predecessors as Trustees or either of them, and that
the said parties of the second part their heirs and assigns shall quietly
and peaceably enjoy the above described premises against all persons
whomsoever lawfully claiming under him as Trustee aforesaid, and that
he and his Successor or successors will at any and all times make
such further Covenants Conveyances and assurances at the expense
of the said parties of the second part as they the said parties of the second
part their heirs or assigns or Counsel learned in the law may require
