part his heirs executors administrators and assigns that 
in case the conveyance executed by the said Fernando 
de la Maza Aredondo and Jose de la Maza Aredondo 
to the said party of the first part as aforesaid 
shall be delivered to or come into the possession of the 
said party of the first part that their he or his 
heirs shall and will forth with there after release and 
convey by good and sufficient deed the lands there 
in mentioned and discribed to the said party of 
the second part his heirs and assigns -

here unto interchangeable set their hand and seals the

saith that he the said Joseph C. Hart - therein 
signed his name as witness to such execution in presence 
of the said Jasper ward - J.M.J. Irvine, first Judge of the court of 
                        Common Pleas for the City & County of New York
