by the said Mirrando to said Fatio and by 
him conveyed to Benjamin Chaivs on the 16th 
September 1828 being the above the above 
undivided tract of two thousand acres hereby 
conveyed to the said Mirranda - which said two 
thousand acres an undivided part of said 
twenty is the part hereby conveyed to the said 
Charles Downing
		Together with all and singular 
the tenements hereditaments and appurtenances 
thereunto belonging or in any wise appertaining and 
the revision and revisions remainder and remainders 
rents issues and proffits thereof And also all 
the estate right title interest and property possession 
claims and demand whatsoever as well in law 
as in equaty of the said party of the first part 
of in and to the same and every part and parcil 
thereof with the appurtenances
	To have and to hold the above granted 
bargained and discribed premises with the ap
purtenances unto the said party of the second 
part his heirs and assigns to his and their own 
proper use benefit and behoof forever
 And the said party of the first part for himself 
his heirs executors & administrators do hereby 
covenant grant and agree to and with the 
said party of the second part his heirs and 
assigns that the said party of the first part 
at the time of the ensealing and delivery of these 
presents is lawfully seized in fee simple 
of a good absolute and indefeasible 
estate of inheritance in fee simple of 
and in all and singular the above 
granted bargained and discribed premises
