To have and to hold the aforesaid discribed 
tract or parcel of land unto the said Zilpha 
Caroline Saunders party of the second part and 
unto her heirs and assigns forever by these 
presents acquitting of any right or title which the 
said party of the first part may at this 
present time be entitled to therein
