assigns, shall and may at all times hereinafter peaceably and
quietly, have, hold, use, occupy, possess and enjoy the above
granted, bargained and described premises, and every
part and parcel thereof, with the hereditaments and
appurtenances, without any suit, trouble, molestation,
eviction, or disturbance of the said James B. Murray his
heirs or assigns or of any other person whomsoever law
fully claiming or to claim any estate, right, title, or
interest, of, in, or to the same, by, from, or under them.

Be it remembered that on the twenty sixth day
of October one thousand eight hundred and twenty five,
personally appeared before me William P. Van Ness
District Judge of the United States for the Southern District
of New York, Francis Nicholson, to me known, who being duly
sworn, deposed & said, that he was personally aquainted with
James B. Murray, the grantor within named, that he saw
the said James B. Murray execute the within deed as his
voluntary act for the uses & purposes therein mentioned, and
that then he the said Francis Nicholson put his thereto
name thereunto as a subscribing witness. At the same time appeared
before me Maria Murray, wife of the said James B. Murray
& also one of the grantors within named, & being examined
