Know all men by these presents that I James M. Bates of 
the Town of Newnansville County of Alachua Territory of Florida 
of the first part and Catharine Geiger of Whitesville County 
of Duval, Territory aforesaid of the second part, whereas the 
said party of the first part is justly indebted to the said party 
of the second part in the sum of One hundred & Sixty two Dollars 
lawful money of the United States of America secured to be 
paid by two lots of Land lying and being in the Town of 
Newnansville described as follows viz Lots No 24 and 25 
half Range No 1 together with all the appurtenances and privileges 
thereto belonging  -- To have and to hold the afore granted 
premises to the said party of the second part her heirs & assigns 
to her and their use and behoof forever, And I the said party 
of the first part do hereby for myself my heirs Executors & 
Administrators covenant with the said party of the second part 
her heirs and assigns that I am fully seized in fee simple of 
the afore granted premises, that they are free from all encum
brance, that I have good right to sell and convey the same to the 
said party of the Second part, And it is further agreed that I 
the said party of the first part his heirs Executors and admin
istrators do pay to the said party of the Second part his heirs 
executors Administrators & assigns the above mentioned sum of 
money Six months from the date hereof then this Deed shall be 
Void otherwise it shall remain in full force ---
