County of Alachua Know all men by these presents
that I Adin Waterman of the County of Alachua in the Territory of
Florida, for and in consideration of the sum of Two hundred & fifty
Dollars to me in hand paid, the receipt whereof I do hereby Acknowledge
have granted bargained, Sold and by these presents, do grant bargain sell
and Convey unto William Hickman of the County of Duval, All that certain
parcel of Land, lying on the East side of the Santaffee Bridge as
Fort Harlee in Alachua County containing Forty Acres more or less with the
improvements thereon, as known at said place by improvements made by J.
G. Tyner and sold by him to I.A. Everet and by said Everett to me, To have
and to hold the said Appurtenances unto the said William Hickman and his
heirs in Fee Simple forever, And I the said Adin Waterman for myself and
my heirs, do hereby Covenant and agree to and with the said Wm. Hickman
and his heirs and Assigns, that I am now the owner of the said premises and
am seized of a good and indefeasible right of Inheritance therein, and that I
have full right and power to sell and Convey the same in Fee Simple absolute
and the said premises are free and clear from all incumbrances, that the said
William Hickman, his heirs and assigns, may forever hereinafter, have hold
possess and enjoy the same without suit, Molestation or interruption by
any person whatsoever, lawfully claiming any right therein _ And I the
said Adin Waterman and my heirs will warrant and defend the said
premises, with the Appurtenances unto the said William Hickman his heirs
and Assigns forever
