the death of the said Joseph M. Arredondo __  And the said parties 
of the first part do hereby Covenant and agree joinly & Severally 
that they will Warrant and defend the above granted premises 
in the quiet and peaceable possession of the said party of 
the second his heirs and Assigns forever, Against all persons claiming 
by through or under them or either of them
