unto the said Frank S. Lewis in fee; Together with all
the tenements, hereditaments and appurtenances, with
every privilege, right, title, interest and estate, dower
and right of dower, reversion, remainder and easement
thereto belonging or in anywise appertaining. To have
and to hold the same in fee-simple forever. And the
said parties of the first part, for themselves, their sev-
eral and respective heirs, executors and administrators,
do covenant with the said party of the second part, his
heirs and assigns, to forever warrant and defend the title
to said premises hereby conveyed, against them, the said
parties of the first part and their kin, and all other per-
sons lawfully claiming the same by, from or under them
or any of them.

On this twenty-second day of April, A.D. 1912, before me,
A Notary Public for the Commonwealth of Pennsylvania,
residing in Philadelphia, personally appeared Frank S.
Lewis, and Charles B. Warder and Elizabeth M. Warder,
his wife, and acknowledged that they executed the fore-
going Deed for the purpose therein expressed, and the
said Elizabeth M. Warder at an examination separate
and apart from her said husband acknowledged that
she executed the foregoing deed of conveyance, and
joined in the same for the purpose of relinquish-
ing all dower or right of dower, in and to the prem-
ises described therein, and that the relinquishment
of dower was made freely and voluntarily, and with-
out fear or constraint from her said husband.
