east, and run south along the section line, eleven hun-
dred and fifty feet; thence west three thousand three
hundred and sixty one (3361) feet; thence north three thous-
and two hundred and thirty-six (3236) feet, thence east
sixteen hundred feet (1600), thence south fourteen hundred
and seventy four (1474) to the northern boundary of the
right of way of the Atlantic Coast Line R.R. Co. thence
eastwardly along the northern boundary of said right of way
to the section line between section thirty-six township nine,
range fifteen, and section thirty-one, township nine, range
sixteen, thence south along said section line four hundred
and forty-four (444) feet, to the point of beginning, as
shown on a certain map of property belonging to the Alachua
Trading and Improvement Company, recorded in the office
of the Clerk of the Circuit Court in and for Alachua County,
Florida. Excepting, however, and conveying hereby all of lot
number four of block thirteen and all of block numbered
seventeen, as shown by said map or plat, and also the
road bed and right of way of the line of railway crossing
said land, formerly owned by the Tyler Lumber Co. This
conveyance, however, being made subject to all mineral rights
and reservations on said lands; also subject to all turpen-
tine and timber rights and leases; also subject to certain
timber contracts between the New York & Florida Lumber Co.
and M.V. & J.H. Gress, and contracts modifying the
same; also subject to a certain mortgage now a lien
thereon, held by the Knickerbocker Trust Company of the
City of New York, as Trustee. And the said party of the
first part doth hereby fully warrant the title to said
lands, and will defend the same against the lawful
claims of all persons whomsoever. Except as aforesaid.
In Witness Whereof the said party of the first part
hath caused these presents to be executed by its Vice
President, and its corporate seal to be hereupon impressed,
and the same attested by its Secretary, the day and
year first above written.
