January 1, 1914. Subject also to such taxes as
may be levied or assessed upon said land for
the year 1912 and subsequently, which taxes the
party of the second part assumed and agrees to
pay. To have and to hold the same, together
with the hereditaments and appurtenances, unto
the said party of the second part, and his
heirs and assigns in fee simple. And the said
parties of the first part, for themselves and their
heirs and legal representatives, covenant with
said party of the second part, his heirs, legal
representatives and assigns: That said parties
of the first part are indefeasibly seized of said
land in fee simple; that said parties of the
first part have full power and lawful right to
convey said land in fee simple, as aforesaid;
that it shall be lawful for said party of the
second part, his heirs, legal representatives and
assigns, at all time peaceably and quietly to enter
upon, hold, occupy and enjoy said land; that
said land is free from all encumbrances; that
said parties of the first part, their heirs and legal
representatives, will make such further assurances
to perfect the fee simple title to said land in
said party of the second part, his heirs, legal
representatives and assigns, as may reasonably
be required; and that said parties of the first
part do hereby fully warrant the title to said
land and will defend the same against the
lawful claims of all persons whomsoever; ex-
cepting, however, the Turpentine Lease by Jacob
Pflederer to W.B. Aycock hereinbefore mentioned,
and taxes for the year 1912 and subsequent
years.
