of the second part, that they are lawfully seized
of said premises; that they are free of all incum-
brance, and that they have good right and
lawful authority to sell the same; and that they
will warrant and defend the same against the
lawful claims of all persons.

who severally acknowledged that they executed the
foregoing Deed for the purpose therein expressed;
And I further Certify, that the said L.A. Vidal
at an examination separate and apart from her said
husband, did acknowledge that she executed the
foregoing Deed of Conveyance, and joined in the
same for the purpose of relinquishing all dower
or right of dower in and to the premises describ-
ed therein, and that the relinquishment of dower
was made freely and voluntarily, and without
any fear or constraint from her husband, the said
