And in consideration thereof, The said Lavinia Roundtree
has executed one certain promissory note of even
date herewith, payable Jany 1st 1913 for $175.00
Now, if the said Lavinia Roundtree shall well and
truly pay the said promissory note, as stated therein
and shall pay all taxes and insurance upon the
within described property, unto the possession of
which from the date hereof, it is hereby agreed
she shall enter and continue, then the said
H.T. Turner shall execute a deed in fee simple
to the said Lavinia Roundtree for the aforesaid
property, when this obligation is to be void, else 
to remain in full force and virtue.
